How do you achieve your goals financially and the life of your dreams, by doing this; how can one make sales and achieve great success as a real estate agent just like someone asked me last night.

Dr Laide, how do I travel for international Trips Paid or All expenses paid via Real Estate Business, qualify for cars, I want to learn how to achieve this.

And a lady realtor asked, how do you deal with succeeding in this business without having to fall into the pressure of male prospects who demand to date you or have a relationship or have sex with you before they can buy especially after qualifying that the client can buy.

STEP Number 1

Deciding to become a Successful and High Income Skilled Real Estate Agent.

When you make this decision and commitment to become a Successful and High-Income skilled Real Estate Agent. It means a lot. It means you are ready to pay the price of putting in the courage to face your fears. Match your ambitions and big goals with a Maximum Wage Work Ethic.

Unlike so many wannabe Real Estate Agents who come expecting to put in a minimum wage Ethic or very little or Smallest Effort Possible to Match Lofty Ambitions. This is one area you have to do your reality check to know if real estate brokerage is really for you or not so that you don’t become an Honourable Member of The Observers Member’s Club Association (OCMA) or the Vultures Mentality Club Members Associations (VMCM). This group of people don’t usually achieve anything for months, years, and end up wasting their time in the business.

Are you prepared to put in the insane work ethic, the hours to match the Success and lofty Ambition, and become a Highly Paid Real Estate Agent in your City and Country?

STEP NUMBER 2

Getting Your Real Estate License.

The way you do it depends on where you are based. In the USA or UK, to be a Real Estate Agent you must, first of all, get licensed. But luckily in Nigeria, the Real Estate Agency business has been made easy to enter due to the Network marketing Model of it.

Overseas people get their license, must have completed 100 hours of the required education. You can get licensed but in Nigeria, it means you must thoroughly be educated and seek knowledge in your field. Be willing to attend training, seminars, read books, attend both free and paid training.


STEP NUMBER 3

You must also be ready to get a Mentor in this Field.

Mentorship means actually finding time to learn practical things, knowledge, and skills from someone who has already achieved some results ahead of you. A Mentor gets you resources, knowledge, and skills that can help you achieve results much faster.

Work with a team, because if you work alone. Most loners end up quitting faster or find themselves doing another thing else.

STEP NUMBER 4

Build your sphere of influence

You do that in two separate ways. You do that with your dad, your mum, your friends, family, Facebook and Instagram friends.

You reach out to them by saying, my name is Laide Okubena, or Your first name and last name. Would you like to buy or sell with me?

I promise you your first clients are going to come from that warm sphere of influence you are building.

The Next Sphere is your cold sphere. These are the people you are going to meet. These are people you are going to meet at supermarkets, at Shoprite or at KFC or any neighborhood place. Networking and meeting new people.

STEP NUMBER 5 :

Structure your day for success

This is also known as finder, keeper, or Doer.

Set up your day and write down appointments, goals for the day, and your calendar, so that you can be successful at generating leads.

Finder is putting your CEO hat. Set time in your calendar every day to go out and think about how you going to build your new business as an entrepreneur because that is really what real estate agents are.

We are entrepreneurs who go out and try to find people to buy and sell homes and landed property.

Next, you are going to set a time for the keeper.

Keeper is like the CFO.

Keeper time is the time you are going to focus on advertising money.

How am I going to go out there and make money?

If you are scared of investing money, you may not make money. Maybe it’s taking a little money from your pocket and going to Shoprite or a quality hang out or eatery in your area to meet new clients.

Maybe that is putting out money to do a website. You have Something to spend money so as to make money.

Doer time

Doer time is the operation. It is actually going up and down the streets distributing your fliers, doing the site inspections, knowing your product in ways you will grow your business as a successful sales entrepreneur.

You are networking, meeting fellow real estate agents, exchanging business cards. Visiting agent’s offices, doing open house events.

STEP NUMBER 6

The 3 Fs, Follow up, Follow through, Follow Back.

This is the way successful real estate agents have built their entire careers. You must Follow Up like its a  job because it is your job. That is what real estate agents do. Everyone new person you meet, you stay on top of them. You have to follow up with everybody so that when they think of real estate. they think of you.

Follow-through means, do what you said you were going to do. If you meet someone and he said he was looking for land in Ibeju Lekki or a house apartment in Sangotedo. You told the person you would get back to him, make sure to get back to him, send the brief or required information to the prospect.

This is where many real estate agents fail. Many say they will do something and they never do it.

Then the most important one is Follow Back. You wish them happy birthday, Congratulations on Your wedding anniversary, celebrate people on their milestones. You follow back by building relationships when you do that you are well on your way to crushing your Goals as a successful real estate agent.

STEP NUMBER 7

Meet new people

You are not a real estate agent. You are a consultant who goes out to find people all day, every day. People who want to rent, people who want to buy, people who want to sell and you want to find other real estate agents.

Build real estate agents’ relationships next to you. Both in your office, in other offices. Go to other people’s open houses, site inspections, go to broker open houses. Go to network events where other real estate like-minded people are and be part of the conversation.

Now with Social media, you can meet new people on Instagram, Facebook, Twitter, Linkedin, Youtube, etc. There are so many people to meet through these platforms.

You must continuously remind people each day actively and passively that you are the best real estate agent and when they think real estate they should think of you.

Become people’s finder and they will bring you more business.

STEP NUMBER 8

Practice, Practice, and PRACTICE

Everybody else in the professional workforce, trains, and study. Think about professional athletes, they make so much money because they spend 95% of their time practicing and only 5% of their time playing games that we watch.📺

Salespeople for some reason don’t think that way. They spend 95% of their time in games talking to people on the phone, not practicing, not studying at all, thinking to themselves, oh I will get more experience and I will learn more. They spend 5% of their time taking a course, they don’t focus enough.

My advice to you is to focus, is to train and to study. Being the best salesperson you desire to be, who is going to make the most money whether you doing this full time or part-time. It takes practice, training and it takes learning from somebody who knows what they are doing.
